About Our Live Local Act Team in Boynton Beach

We are a small office that helps owners of rental buildings claim the Live Local Act property tax exemption. The person who reviews your rent roll is the same person who files with Florida Housing and the county, and the same person who picks up when you call.

How We Handle Every Property

The Live Local Act exemption is a stack of forms with real dollars attached. Overlook one unit, misjudge an income limit or file after the deadline, and a building can give up a full year of savings. We hold our client list to a small number so we can review each lease and rent figure ourselves.

To date we have prepared filings for about 100 Florida properties, and each followed the same path. One team member reviewed the rent roll first and told the owner which units might count. That same person then put together the Florida Housing Finance Corporation certification request, prepared the DR-504AFH for the county property appraiser and watched the deadlines.

We work from our office, or by phone and video with you and your property manager. Nobody hands you off to someone new each spring. At recertification time, the person you talk to already knows your building, your unit mix and where last year's records live.

What You Can Expect From Us

One point of contact

You get one person and one phone line for the whole filing. Questions about a lease, a tenant file or a letter from the county go to the person who already did the work.

A straight answer on eligibility

Some buildings do not qualify, or the savings are too small to be worth the setup. We tell you that on the first call instead of selling you a filing you do not need.

The math before you commit

The free savings estimate shows which units we think count, which rent limits apply and how the exemption could change your tax bill. We show the assumptions behind the numbers so you can check them.

Files kept ready for next year

We keep income certifications, rent records and copies of every form organized by property. That turns annual recertification and any follow-up question from the county into a short job.

Where We Work

We are based in Boynton Beach, and most of our clients own or manage rental property nearby, from Lantana and Lake Worth Beach to Delray Beach, Greenacres and Boca Raton. Because the work happens by phone and video, we also help owners in other parts of Florida. Each county handles the exemption a little differently, so we check the local property appraiser's process before we file.
