Live Local Act Help in Boynton Beach and Nearby Towns

We work with rental property owners across Boynton Beach and southern Palm Beach County. The same small team handles your file from the first call to the county filing. You can meet us at our office, or we can do the whole job by phone and video.

Where We Work

Most of our clients own apartment buildings and rental communities in Boynton Beach, Delray Beach, Lantana and Hypoluxo. We also take on properties in Greenacres, Lake Worth Beach, Palm Springs and Lake Clarke Shores. A short drive does not change how we work. You get the same people on your file, and they know where every document stands.

We serve owners in San Castle, Highland Beach and Boca Raton too. Some clients have one small building. Others have several properties spread across different towns. Either way, we sort out which units may qualify, gather what the state and county ask for, and walk you through each step before anything is filed.

What Is True Across the Area

One county, one appraiser
Every town on this page sits in Palm Beach County. That means the DR-504AFH exemption application goes to the same county property appraiser, whichever town your building is in. We track that office's forms and deadlines so you are not chasing them yourself.
The deadline comes early in the year
Florida exemption applications are generally due by March 1. FHFC certification has to be in hand before the county filing, so the real work starts in the fall. We plan your file backward from that date, so rent rolls and income records are ready in time.
Older buildings and newer ones
The area has plenty of older garden-style apartment complexes alongside newer mid-rise buildings. Age matters less than the rent levels and resident incomes in each unit. We look at the numbers unit by unit before we tell you what the exemption might be worth.
Storm season and your records
Hurricane season runs June through November here. We keep copies of your filings and supporting papers, so a storm or an office move does not leave you starting over at recertification time.
No site visit needed
Most of this work is paper and numbers. We can meet at our office, but many clients never leave their desk. Phone calls and video meetings cover it, and you always talk to someone who already knows your file.
